The Reserve at Douglasville is a new family community just outside of Atlanta that contains one- through three-bedroom units targeting households earning up to 60% Area Median Household Income (AMHI) under the 4% Tax-Exempt Bond program. The project team worked closely with the City of Douglasville planning staff and City Council to provide a development that both met their goals and gave the best solution for the project available. Specifically, the site was organized with a variety of building and unit types to promote an overall sense of community and followed a traditional building grid similar to nearby Savannah, Georgia. While the grid is not at the scale of a full city block grid, the site layout gave opportunities for central open community space and green spaces. These areas help to provide walk-ability and strong community aspect for residents of the Reserve at Douglasville.
